When buyers are considering whether to visit your home, they are considering the logical reasons that are important to them such as it has the square footage they want or it's in their desired neighborhood, etc.  However, buyers will make a decision to put an offer on your home for emotional reasons: they can see themselves and their family living there.  That's where home staging comes in! 

 

Successful home staging is the art of using marketing and decorating techniques to create homes that buyers can see themselves living in and saying, "This is the one!."  By using homeowner's current belongings, I can transform your home to appeal to today's buyer and turn buyer traffic into offers without breaking the bank.

 

Consultation & Detailed Staging Checklist

 

 

This service includes a two-hour consultation, we will be using a Detailed Staging Checklist to write down everything that needs to be done to get the home the best price possible!

  • We start with a phone interview, so I can get to know you and the features of your home.  This information will help me in research that I will do on your buyer demographic prior to our Consultation .

  • Using a Detailed Staging Checklist we walk through the home and discuss optimal, big return-on-investment, and staging strategies that will highlight your home's best features and that will have emotional impact on your buyers.

  • The detailed report also includes my essential "Open House Checklist" and "Closet Organization Checklist".

  • By the end of the session, you will have a detailed, step-by-step plan of recommended furniture placement in each room, decluttering and packing suggestions, curb appeal suggestions to make a great first impression, and additional purchase or cosmetic improvement recommendations that will maximize your return on investment!

This plan is for the Do-it-Yourselfer: you like a challenge and have the time to commit to getting your home ready for those professional MLS photos. 

 

Using the Detailed Staging Checklist we created during the Consultation, you will have the plan to create cohesive, inviting spaces buyers will love.

You Got This! 

There is no additional investment for this plan, with the exception of optional costs incurred by the owner for recommended purchases or cosmetic improvements.

Power Staging Makeover Plan

Staging your home for sale can be time-consuming and daunting. Let me help you stage your home and get it ready market ready.

  • Using the Detailed Staging Checklist we created during the Consultation, I will spend up to 4 hours in your home (plus additional prep time) transforming key rooms in your home using what you already have to make the most of each space!

  • I will bring in staging accessories to give you a visual shopping list of items you can purchase to get higher impact photos and for a maximum return on your investment!
    (I also offering shopping services for an additional fee).

  • Your home will be ready for those all important MLS photos as 95% of buyers begin their home search online.

Ultimate Staging Makeover

Do you have a larger home or want a full transformation?  No problem!

  • Using the Detailed Staging Checklist we created during the Consultation, I will work for up to 6 hours in your home (plus additional prep time) transforming the key areas of your home and additional rooms as time allows (think kid's bedroom, home office, guest room...) using what you already have to make the most of each space!

  • I will bring in staging accessories to give you a visual shopping list of items you can purchase to get higher impact photos and for a maximum return on your investment! 
    (I also offering shopping services for an additional fee).

  • Your home will be completely transformed and ready for professional photos and showings!

Working within your budget, I will only recommend purchases that will MORE than pay for themselves in the speed and dollar amount of the sale. During the Staging Day, I will bring in accessories in order to give you an idea of what additional accessories you can rent or purchase to optimally showcase your house for those MLS photographs and open houses.   Over 95% of home buyers are online searching for homes BEFORE they visit a home, so we want to make an excellent first impression and compel them to come to your home.
